Resumo

O estudo do setor imobiliário suscitou a atenção de um grande número de pesquisadores ao redor do mundo. Apesar de isso, na Colômbia o impacto tem sido limitado, uma vez que as informações de valores reais de venta de bens imóveis são bastante limitadas no país. Neste artigo foram usados modelos de regressão geograficamente ponderada, a fim de analisar a influencia da vista sobre a cidade nas moradias do município de Envigado, Colômbia.

O principal achado deste estudo é que apartamentos com vista sobre a cidade tendem a se vender por valores superiores daqueles que não têm, constituindo uma externalidade positiva
